Time changes the holdings even when the decision stays open.

Postponing a decision can be a reasonable choice. It allows time to gather information, wait for better conditions or prepare the family.

Waiting produces value when it has an objective, a duration and conditions for review. When it becomes open-ended, it starts to change the holdings.

A property can stay idle for many reasons:

  • the family holds differing views
  • there is no up-to-date reading of the figures
  • an intervention appears complex
  • the available alternatives seem premature
  • the person who decides wants to keep every possibility open
  • no one has been given responsibility for taking the process forward.

In such cases, postponement can seem a neutral position.

In the meantime, however, the property keeps generating consequences: costs, maintenance, deadlines, tenancy relationships and organisational commitments. The future possibilities change too.

The costs

Four costs that accumulate

The economic cost. Taxes, maintenance, insurance, utilities, upgrades and periods of lost income weigh on cash. Taken individually they may appear sustainable. Seen over several years they show how much capital is absorbed to keep a decision open.

The opportunity cost. Every choice has a window of time. The availability of a tenant, the interest of an operator, a change in planning rules or the possibility of integrating a property with the business can all change. Waiting preserves some options and reduces others. The quality of the decision depends on the ability to tell the two apart.

The information cost. Many holdings work thanks to knowledge concentrated in a few people. Agreements, historic reasons, relationships with tenants, works carried out and possibilities that were never formalised can become progressively harder to reconstruct. Time therefore makes it more important to turn personal knowledge into shared information about the holdings.

The family cost. Postponed decisions stay present in conversations, expectations and relationships between generations. A question about the holdings with no defined path can take up attention for years. The cost also includes the business and family time spent periodically reopening the same problem.
